Brinkmann proposed more than 50 value engineering opportunities that came to an approximate savings of $370,000. The owner and design team accepted more than $200,000 of these solutions.
The 82 units feature open floor plans, upgraded kitchen finishes, and decorative translucent wall panels. The project also includes upgrades to the pool and public amenities at the adjacent property.
Brinkmann was faced with several challenges including a very small site which made logistics difficult. Additionally, the three adjacent buildings are occupied by existing residents; therefore, our team worked very closely with the existing facilities staff to coordinate logistics and phasing. Our team also devised a plan to make up approximately two weeks of the schedule lost due to bad weather by splitting the building in half and phasing the installation of the precast concrete and prefabricated wall panels.
