Transformed a 55,000-square-foot, turn-of-the-century warehouse at Cupples Station into the final wing of a luxury hotel.

To restore the five-story structure to grandeur without altering the appearance of the exterior and maintaining original interior elements, Brinkmann replaced 67 deteriorating windows with double-pane replica windows with pressurized gas between the panes to minimize noise; replaced structurally unsound, century-old wood timbers with new structural timbers; shored up a weathered exterior wall and replaced damaged original brick with matching replica brick; installed new plumbing, HVAC, electrical, fire protection and telecommunications systems; completed an enclosed third floor glass walkway; and added planters and granite sidewalks to the streetscape.

A total of 34 guest rooms and suites were built with opulent features and finishes. Additional build-outs included conference rooms, function spaces and a 5,000-SF health club.
