This southeast Colorado Springs affordable housing community is the first of its kind to secure tax increment financing through an urban renewal authority, receive development and utility fee rebates, and include 15 units reserved for low-income veterans referred by the Pikes Peak Continuum of Care.

The development offers premium amenities typically found only in market-rate projects, including 19,000 square feet of below-grade parking, a dog wash station, a dog park, a bicycle room, a fitness room, a playground, and a community room with a patio. As a sustainable all-electric building, it features rooftop solar arrays and has achieved NGBS Bronze certification.

The Brinkmann team overcame significant challenges throughout the project, including a mid-project underground plumbing redesign and adapting to the addition of solar halfway through construction. This expertise also helped the client achieve significant cost savings through pre-contract value engineering.
