Brinkmann was tasked to reshape the challenging terrain that falls more than 100 feet from its high point on the north to Manchester Road on the south. To transform the sloping grade into level parcels for future retailers, the site required movement of 500,000 cubic yards of dirt and 40,000 cubic yards of solid rock – the equivalent of 54,000 large truckloads.

Besides the sharp grade, the site involved relocating existing utilities including high-voltage electric lines, gas lines, and water mains. 

The development is a three-tiered, shopping center anchored by Walmart Supercenter, Costco Wholesale Club, Bed Bath & Beyond, and other major retailers.The Brinkmann team built approximately 154,000 SF of retail. To buffer the development from adjacent residential neighborhoods, the project features a 15-foot-high, 800-foot-long landscaped berm. Since the property location is one of the most highly trafficked intersections in West St. Louis County, Brinkmann improved accessibility by adding two lanes to Manchester Road in less than two weeks.
