Uncommon Flagstaff
Smart Design Overcomes Challenges
Brinkmann’s innovative approach to this project, which presented challenging site conditions, positioned Brinkmann as a leader in the student housing market. During the early design phases, the Brinkmann team identified an opportunity to drastically reduce costs through strategic design modifications. The Uncommon Flagstaff development has become a cornerstone of student life in Flagstaff, providing modern housing options while contributing to the local economy through retail activation and construction employment opportunities.
The Uncommon Flagstaff project presented significant logistical challenges that required innovative solutions including zero-lot line restrictions, extremely limited laydown space, high earth retention system costs, complex utility work, and a dense urban environment.

Design Innovation to Overcome Challenges
During the early design phases, Brinkmann’s team identified an opportunity to dramatically reduce costs through strategic design modifications. Rather than accepting the expensive earth retention systems originally specified, our team proposed a modified layout that maintained the project’s functionality while significantly reducing structural complexity and associated costs. Through strategic planning and execution, the team was focused on: meticulous scheduling and sequencing:
- Precision scheduling to maximize limited workspace efficiency
- Coordinated sequencing of trades to prevent conflicts in tight quarters
- Night operations management for utility work to minimize community impact
- Just-in-time delivery strategies to work within minimal storage areas
Through comprehensive value engineering and innovative construction methodologies, Brinkmann delivered substantial cost savings of more than $2.4 million without compromising quality or functionality.
