This ambitious development features two warehouse buildings totaling 405,000 square feet on 23 acres, including 90 sectional dock doors and prime interstate access for future tenants.

When temperatures remained in the single digits for several weeks, the Brinkmann and its partners conducted a comprehensive winter conditions cost analysis. The data revealed an opportunity to temporarily pause construction, ultimately saving over $1 million in potential winter conditions costs despite facing a three-month weather delay.

The delayed timeline created significant challenges, including workforce availability issues and material cost escalations. However, the team remained steadfastly committed to the project’s success, developing creative solutions to navigate these obstacles while maintaining quality standards.
Record-Setting Development
Upon completion, these warehouses stand as the largest buildings in the city of Post Falls to date. Construction began in August 2022 and, despite the extended winter pause, the team successfully delivered the project to the owners on schedule—demonstrating Brinkmann’s ability to balance cost-effectiveness with timeline commitments even under extraordinary circumstances.
