Building upon the strong relationship established during the construction of the Caroline 95 Logistics project, Brinkmann was selected to complete this specialized tenant build-out within the 1.2 million-square-foot warehouse facility. This marks Brinkmann’s first cold storage distribution center for a national grocery chain, showcasing our versatility and expanding expertise.

Our team implemented an innovative and creative approach to this complex build-out, which features comprehensive combined freezer and cooler operations. To enhance speed-to-market, construction on these specialized components began before the building shell was completed—a strategic decision that significantly accelerated the overall timeline.
Comprehensive Cold Chain Facilities
This custom-designed distribution center includes:
- 260,000 SF Cooler and Processing areas (Produce and Cheese Rooms)
- 146,000 SF dedicated Ripening Room
- 120,000 SF high-efficiency Freezer
- 66,000 SF temperature-controlled Cold Dock
- 8,000 SF specialized Ice Cream Room
- 26,000 SF modern Office Space
The sophisticated cooler facility represented a significant portion of the project, requiring seven months of the overall 10-month construction timeline to become fully operational.
