Our approach to the South building of this challenging project demonstrates our commitment to finding creative solutions that deliver exceptional value.
When faced with prohibitive costs for light-gauge steel construction, our team didn’t accept going over budget. Instead, we completely reimagined the project approach. By strategically relocating units from the South building’s top floor to the North building and utilizing wood construction for both structures, we maintained the full unit count while generating nearly $1 million in savings.

Our innovative thinking extended beyond the buildings themselves. Rather than incurring the substantial expense of relocating a high-voltage utility line, we designed an alternative basement layout that preserved all parking spaces while avoiding the obstacle entirely. By changing the garage access point to grade level and implementing internal ramping for below-grade access, we maximized parking efficiency and reduced the below-grade footprint—all while maintaining full parking capacity. This creative redesign resulted in an additional $725,000 in project savings.
